Modified Bitumen/MOD-BIT
Modified bitumen roofing, often called “mod bit,” is a tough roofing membrane made from asphalt that has been enhanced with rubber modifiers for added performance. Its primary advantage is its durability and ability to withstand demanding conditions. However, full replacement can be expensive. As the roof approaches the end of its useful life, seams, flashings, and other critical details often deteriorate, increasing the risk of interior leaks. Fortunately, most modified bitumen roofs are well suited for restoration using a fluid-applied roofing system, which can extend the roof’s lifespan and restore reliable protection.
